Why roof leaks are tricky

The stain shows where water ended up, not always where it got in.

We track active and intermittent leaks on shingle, metal, and low-slope roofs. Failed pipe boots, lifted shingles, exposed fasteners, damaged ridge caps, valleys, and chimney or wall flashing are common suspects.

Sometimes the source is visible right away. Sometimes a concealed detail has to be opened carefully before anyone can know for sure. We'll tell you what we can see, what we suspect, and where the uncertainty is before work starts.

Ways to stop the leak

Repair the failed detail, not just the ceiling stain.

The repair depends on the likely entry point and whether the surrounding roof can still hold a lasting fix.

Shingle or ridge-cap repair

Replace missing or damaged pieces and correct the fastening and sealing details around them.

Pipe boot replacement

Remove the failed boot, check the nearby deck, and weave a compatible replacement into the shingles.

Flashing repair

Correct accessible chimney, sidewall, headwall, or penetration flashing based on the detail that's actually there.

Temporary dry-in

Tarp or weatherproof the opening when conditions prevent an immediate permanent repair.

What to know before another patch goes on

Can you find every leak in one visit?

Not responsibly. Dry weather, concealed layers, and more than one entry point can complicate a diagnosis. We can narrow the likely source, explain the evidence, and recommend the next sensible step.

Is roof cement a permanent repair?

Not by itself in most roofing details. Sealant has legitimate uses, especially for temporary protection, but it doesn't replace properly installed shingles, flashing, boots, or membrane patches.

Should I repair or replace an older leaking roof?

It comes down to the leak source, the condition around it, prior repairs, and how much life the rest of the roof has. If both options make sense, we'll price and explain both.
