Metal roof installation and repair

A Metal Roof Is Only as Good as Its Details.

The panel gets the attention. The seams, fasteners, closures, flashing, ventilation, and transitions are what keep the building dry.

Blue metal roof panels with raised seams

The panel is only one part

Most metal roof trouble starts at a detail or transition.

We evaluate metal roofs on homes, commercial buildings, and agricultural-style properties. Standing-seam and exposed-fastener roofs behave differently, age differently, and need different repair strategies.

Before anyone orders panels, the proposal should account for layout, penetrations, edges, snow and water movement, the existing roof, deck condition, condensation control, and manufacturer requirements. Finish expectations and possible oil canning belong in that conversation too.

What matters on a metal roof

Fasteners, seams, closures, flashing, and movement.

  • 01Panel profile and fastening method
  • 02Visible fasteners, seams, ribs, transitions, and trim
  • 03Penetrations, closures, sealants, and roof edges
  • 04Corrosion, panel movement, and coating wear
  • 05Repair or replacement options that fit the existing system

Match the repair to the panel system

Standing-seam and exposed-fastener roofs don't get the same fix.

Panel design, finish, material availability, and the condition around the defect determine what can be repaired.

Fastener and sealant service

Address serviceable exposed fasteners and compatible sealants where maintenance can still make a difference.

Panel and flashing repair

Correct damaged panels, transitions, closures, or trim when material availability and system design allow it.

Standing-seam installation

Plan the clips, seams, flashing, penetrations, edges, and ventilation as one concealed-fastener system.

Metal roof restoration

Evaluate compatible coating or restoration work when the existing metal roof is a suitable candidate.

Before panels are ordered

Review the profile, finish, details, and maintenance first.

Before materials are ordered, we'll review the panel profile, finish, accessories, transitions, visible expectations, and ongoing maintenance with you.

We evaluate metal roofs on urban, suburban, and rural properties between Dayton and Cincinnati and across Southwest Ohio. Wind-driven rain and repeated hot-cold cycles make flashing and fastener details especially important.

Have us check the metal roof

Send the address and tell us whether you're seeing a leak, loose fasteners, damaged panels, or planning a replacement.

If water is coming in now, send the form and call. Timing depends on location, weather, safe access, and crew availability.

Metal roofing questions

What to settle before choosing panels or approving a repair

Is a metal roof loud in the rain?

It depends on the assembly below it. A metal roof over solid decking, underlayment, insulation, attic space, and finished ceilings sounds different from an exposed panel on an agricultural building.

Can metal roofing be installed over shingles?

Sometimes. Existing layers, deck condition, the selected system, code, manufacturer requirements, and ventilation all need to be checked first.

Can a dented metal panel be repaired?

Not always. Panel length, seam design, finish match, access, and nearby details affect repairability. A cosmetic dent and a functional failure aren't necessarily the same thing.
