Membrane condition, wet insulation, drainage, deck condition, rooftop equipment, and years of prior patches all affect the decision. A coating can extend the life of the right roof. It won't rescue every roof, and we won't present it that way.

Can my commercial roof be repaired instead of replaced?

Often, yes. A localized defect on a serviceable membrane may be repairable. Widespread moisture, repeated failures, or an exhausted system can make another patch poor value.

Can every flat roof be coated?

No. Adhesion, trapped moisture, drainage, substrate condition, and existing details all matter. Wet insulation and structural drainage problems need their own correction.

Can you inspect more than one building?

Yes. We can organize findings by property, building, roof area, and priority so you can budget across a group of buildings.
